Buying property in Chichester feels exciting until you start thinking about what might be hiding behind those walls. Old timber frames, damp patches that sellers have painted over, or subsidence cracks that could cost tens of thousands to fix. You need someone who knows what they’re looking at and unravel the secrets behind the walls

That’s where a property surveyor comes in. But not all surveyors are the same, and picking the wrong one could mean missing problems that could come back to haunt you later. The question is: how do you choose someone you can actually trust with what’s probably the biggest purchase of your life?

What Does a Property Surveyor Actually Do?

A surveyor inspects the building you’re thinking of buying. They look for defects, structural issues, and maintenance problems that could affect the value or safety of the property. Think of them as your eyes and ears before you sign anything.

Chichester surveyors deal with everything from modern estates to listed Georgian townhouses near the cathedral. The variety matters because different properties need different levels of inspection. A Victorian terrace needs an entirely different approach than a 1960s semi.

The surveyor produces a report. That report tells you what’s wrong, what might go wrong, and roughly what it could cost to put right. Some buyers skip this step to save money. That’s a mistake you’ll regret when the roof starts leaking six months after you move in.

Types of Survey You Can Get

You’ve got three main options, and they’re not interchangeable. The cheapest isn’t always the smartest choice.

  • RICS Home Survey Level 1 (previously called a Condition Report) gives you a basic overview. It’s a traffic light system: green for good, amber for concern, red for serious. This works for new builds or very recent properties in excellent condition. Anything older or quirky? You need more detail.
  • RICS Home Survey Level 2 (the old Homebuyer Report) goes deeper. Most people buying standard houses in reasonable condition choose this one. It covers the property’s construction, condition, and any urgent repairs. The surveyor won’t lift floorboards or move furniture, but they’ll spot the apparent problems and flag areas that need specialist attention.
  • RICS Home Survey Level 3 (previously a Building Survey) is the complete works. If you’re buying something old, unusual, or clearly rundown, this is what you need. The surveyor examines everything they can access and produces a detailed report. Period properties around Chichester often need this level of scrutiny. Those beautiful old buildings can hide expensive surprises.

Why Local Knowledge Matters

Here’s something people don’t think about enough: surveyors in Chichester understand local building styles and common problems in the area. A surveyor from London might miss things that someone working locally would spot immediately.

Chichester sits close to the coast. That means different challenges compared to inland areas. Salt air affects materials differently. Properties built with certain types of brick or render can deteriorate faster near the sea. Local surveyors know which streets flood, which areas have clay soil that causes movement, and which builders in the past cut corners.

Period properties cluster around the city centre. Many are listed or in conservation areas. That brings its own complications. You can’t just replace windows or re-roof these buildings any old way. A local surveyor understands the restrictions and typical costs involved.

What to Look for in a Surveyor

Qualifications matter. Look for someone who’s a member of the Royal Institution of Chartered Surveyors (RICS). That means they’ve met professional standards and follow a code of conduct. If something goes wrong, you’ve got to come back through the RICS complaints process.

Experience counts too. Ask how long they’ve been surveying in the Chichester area. Someone who’s inspected hundreds of local properties will have seen most problems before. They know what’s everyday wear and tear versus something more serious.

Check if they have professional indemnity insurance. This protects you if they miss something significant. Any reputable surveyor will have this coverage without you needing to ask.

Read their sample reports if possible. A good report should be clear, detailed, and easy to understand. You’re not a building expert. The surveyor should explain problems in plain language and indicate how urgent they are.

Red Flags to Avoid

Some surveyors offer rapid turnaround times. That might sound convenient, but a thorough inspection takes time. If someone promises to do a complete survey in an hour, they’re probably cutting corners. Would you want a doctor to diagnose you in five minutes? The same principle applies here.

Watch out for surveyors who are vague about what they’ll inspect. A proper surveyor should explain precisely what’s included and what’s not. If they talk in generalisations or avoid giving straight answers, walk away.

Be careful with recommendations from estate agents. Some agents have cosy relationships with certain surveyors who might soften their reports to keep sales moving. It’s not always the case, but the conflict of interest exists. You want a surveyor who works for you, not someone trying to please the agent.

Questions to Ask Before You Book

Don’t just book the first surveyor you find online. Ask these questions first:

  • Are you RICS qualified and regulated?
  • How many surveys have you done in Chichester specifically?
  • What’s included in the survey level I’m considering?
  • How long will the inspection take?
  • When will I receive the report?
  • Can I call you to discuss the findings?
  • What happens if you can’t access certain areas?

That last question matters. Sometimes lofts are boarded over, or cellars are full of the seller’s belongings. A good surveyor will note these limitations in the report and explain what they couldn’t check.

The Reality of Survey Reports

Your survey report will probably find problems. That’s not a disaster. It’s information. Even well-maintained properties have issues. The roof might have ten years left instead of twenty. The electrics might need updating soon. Older properties always need work.

What you’re really paying for is knowing about these things before you commit. You can negotiate the price down based on the findings. You can budget for repairs. You can walk away if the problems are too severe. All of these options are better than discovering issues after you’ve already bought.

Some buyers panic when they read their survey report. Take a breath. Ask the surveyor which issues are urgent and which can wait. Not everything needs fixing immediately. Understanding the priority order helps you plan and budget appropriately.

Making Your Final Decision

Choosing a surveyor isn’t complicated, but it matters. You want someone qualified, experienced in the local area, and independent. Someone who’ll give you straight answers even if they’re not what you want to hear.

The cost of a good survey is tiny compared to the price of the property or the potential cost of hidden defects. Trying to save a few hundred pounds here could cost you thousands later. It’s not the place to cut corners.

Buying property in Chichester means dealing with everything from modern developments to centuries-old buildings. Each one needs proper inspection by someone who knows what they’re looking at. Your surveyor stands between you and expensive mistakes. Choose carefully.
